Where to live in Monterrey as a student: neighborhoods by school
Where you live in Monterrey depends first on your school. At Tec de Monterrey, pick Tecnológico, Altavista or Roma and walk to class; at UDEM, Del Valle in San Pedro, on the free Circuito UDEM van; at UANL, Anáhuac or Mitras Centro, on the metro. Below, five zones one by one: what each is like, rooms from MXN$4,500 a month, and safety.
🎓 Which zone for your school: Tec, UDEM or UANL
Start from your campus, not from the city. At Tec de Monterrey, live in the Zona Tec, the colonias (neighborhoods) glued to the campus along Av. Garza Sada: Tecnológico, Altavista and Roma, 0.5 to 1 km from the gates. At UDEM, either on the campus doorstep (Jesús M. Garza, La Fama) or in Del Valle, 7 km east, on the free UDEM van. At UANL, Anáhuac, 1 km from Ciudad Universitaria, or Mitras Centro for the health-sciences campus Straight-line distances from OpenStreetMap colonia boundaries and campus points, measured in September 2026. . Five zones hold almost every international student in Monterrey: the Zona Tec, Centro with Barrio Antiguo, San Pedro (Del Valle and the streets around UDEM), the UANL side, and Cumbres with San Jerónimo. For each: what it is like, the room price, how you reach class, and who should skip it.
Zona Tec: Tecnológico, Altavista, Roma and Contry
Walk out of the Tec gates and you are in the Zona Tec: Tecnológico and Altavista on the campus side of Av. Eugenio Garza Sada, Roma across the avenue, Contry 2 km further south-east. ⛔ Not for UDEM students (12 km west, no metro) and anyone who wants quiet: Contry is the calm exception.
The trade is the price. This is the most expensive student zone after San Pedro: a whole flat in Ladrillera, next to the campus, averaged MXN$25,111 a month in March 2026 Centro Urbano, June 2026, citing Inmuebles24 averages for March 2026. . Centro and Barrio Antiguo
Centro is the old heart of the city. The Macroplaza, the Paseo Santa Lucía canal walk and the MARCO museum sit within a few blocks of each other, and Barrio Antiguo packs its bars and its live music into old houses along Padre Mier and the streets off it Barrio Antiguo official guide (barrioantiguo.mx) and Residente, 2026. . For a student the pull is the transport. The Transmetro Garza Sada, an electric bus line, leaves from Zaragoza and the Santa Lucía metro station for the Tec gates and on to UANL's Mederos campus, 5:00 to midnight, every 10 minutes Gobierno de Nuevo León and MVS Noticias: Transmetro Garza Sada - Carretera Nacional route, launched May 2025. . ✅ Best for night owls, and Tec or UANL students who want the city rather than a campus bubble.
⛔ Not for light sleepers: the bars fill up on Friday and Saturday, and the last Transmetro leaves at midnight.
Two things to check before signing here: the weekend noise on your street, and your way home after 1 a.m. The map in our safety guide rates Barrio Antiguo well while the bars are staffed and busy. Once they empty, it drops. A room in Centro is the cheapest way to live next to the nightlife, and the nightlife guide has the addresses; just budget the Uber back when the Transmetro has stopped.
San Pedro: Del Valle, and the streets around UDEM
San Pedro Garza García is the safest municipality in Mexico by its residents' own measure and the most expensive. UDEM sits on its western edge, on the Santa Catarina border, in colonia Jesús M. Garza Sistema de Información Cultural, Secretaría de Cultura: UDEM, Av. Ignacio Morones Prieto 4500 Pte., Col. Jesús M. Garza, San Pedro Garza García. . So there are two ways to live San Pedro as a student. On the campus doorstep: Jesús M. Garza itself, and La Fama across the municipal line in Santa Catarina, which listings sell as three minutes from UDEM. Del Valle is where most of the restaurants in San Pedro sit, and where the polished Saturday nights of the nightlife guide happen. Then comes the bill. The UANL side: Anáhuac, Mitras Centro and Obispado
UANL splits its students between Ciudad Universitaria in San Nicolás and the health-sciences campus around the Hospital Universitario in Monterrey. Two campuses, two zones. These are the cheapest rooms in this guide and the slowest to move. The free Tigrebus links Ciudad Universitaria to Mederos, health sciences and Agronomía, not to your street, so pick the colonia for the metro line, not for the shuttle.
Cumbres and San Jerónimo
West of the city, Cumbres and San Jerónimo are the residential sprawl: houses behind gates, and Plaza Cumbres on Paseo de los Leones for shopping. ⛔ Not for anyone without a car who goes out at night: outside the van's hours, every trip is an Uber.
The honest call: cheaper and greener than San Pedro, but this is car country. A room here works if your week is campus, home and Plaza Cumbres, and San Jerónimo also puts UANL's health-sciences campus within a short ride. It breaks the first time you try to get back from Barrio Antiguo at 2 a.m.

🛡️ Safest areas to live in Monterrey, measured
San Pedro Garza García is the safest place to live in Mexico by its residents' own measure: 10.6% of adults felt unsafe there in June 2026, the lowest of the 91 cities INEGI surveys. San Nicolás, home of UANL's main campus, came third at 16.9%. The Monterrey municipality, where the Zona Tec, Centro, Mitras and Cumbres sit, reads 57.2%, just under the 59.8% national figure INEGI, ENSU urban public safety survey, June 2026, published July 24, 2026. .
A city-wide number hides the street, and the hour matters more than the zone. For a Centro room, that means coming home on the Transmetro before its last run at midnight, or by Uber after.

💸 Is San Pedro worth the rent if I study at Tec?
Rarely. Del Valle sits about 6 km from the Tec gates in a straight line and San Pedro has no metro line, so you would pay the San Pedro premium and add an Uber to every class day. The premium makes sense for UDEM students, whose free van runs through Del Valle.
🚗 Do I need a car to live in Monterrey as a student?
No, as long as your zone is within walking distance of campus or sits on your campus shuttle, a metro line or the Transmetro Garza Sada. The exception is Cumbres and San Jerónimo outside the Circuito UDEM timetable, where students fall back on Uber and DiDi.
🚫 Which areas of Monterrey should students avoid?
None of the zones above. The areas the map in our safety guide marks red at every hour are Independencia, the north of Escobedo and the south of Santa Catarina.
👀 Should I sign a lease before I land?
Not for a room nobody has seen. Book one or two weeks of short-stay accommodation, visit rooms in person, and never send a deposit for a place you cannot visit: the rental scams students run into in Monterrey almost all start with a deposit sent from abroad.
