- Ask for proof the person can actually rent the place. No proof, no deal.
- Never send ID photos before a signed contract. Scammers collect them for identity fraud.
- Manufactured urgency is a pressure tactic. Slow it down; a real room can wait a day.
- The classic montarentas line. If they cannot show it, it is not theirs to rent.
- Reverse-image the photos. Reused pictures mean a reused scam.
- Empty profile plus pay-now-off-platform is a red combo. Keep everything on the record.

🎣 How the montarentas scam works
Almost every rental scam in Monterrey follows one script, the one authorities now call montarentas. A room appears on a Facebook group or a classifieds site at a price a little below the market for its colonia. The seller is friendly and quick to answer. Then the excuses start: they are traveling, they are out of state, the keys are with a relative, so they cannot show the place right now.
The ask is always the same: transfer a deposit, often up to half the rent, to reserve it before someone else does CONDUSEF, rental-fraud consumer alert; Proceso, montarentas, 2026. . ✅ How to verify a listing before you pay
Detecting red flags is half the job. The other half is proving a listing is real. Four checks kill almost every scam, and none of them offend a genuine landlord.
Do these before any money moves
Get a live video tour
Not saved photos, a live call where they walk through the actual room and the street outside.
Read the written contract
A real contrato de arrendamiento with names, address, rent and deposit. No contract, no payment.
Confirm they can rent it
Ask for ID matching the contract and any proof of ownership. A real owner will not be offended.
Pay at move-in, against a receipt
Hand over the deposit when you sign and get the keys, in person, not to reserve by transfer.

💳 Is it normal to pay a deposit before I move in?
A one-month deposit plus the first month, paid when you sign and get the keys, is normal in Mexico. What is not normal is wiring money to reserve a room you have never seen, in person or on video. If someone wants a transfer before any viewing, treat it as a scam until proven otherwise.
🧾 The landlord asked for an aval. Is that a scam?
No, the opposite. An aval (a Mexican property-owning guarantor) is a normal, legal ask in a real lease. Scammers skip contracts and guarantors precisely because they want your money fast, not a paper trail. Being asked for an aval, a contract, and your ID at signing is a sign the deal is real, not fake.
📍 Where do students get scammed most in Monterrey?
Facebook and Marketplace housing groups, and low-effort listings on classified sites, are where the montarentas operate Proceso; Milenio, montarentas rental-scam reporting, 2026.. 🛟 I already sent money. Can I get it back?
Act fast and it is possible, but never guaranteed. Call your bank the moment you realise, to try to flag or reverse the transfer, keep every screenshot and receipt, and file a denuncia with the Fiscalía de Nuevo León. Report the profile to the platform and, where a bank transfer or financial service is involved, to CONDUSEF CONDUSEF; PROFECO, consumer and financial-fraud reporting guidance, 2026..
